If your housing association has not carried out repairs
Housing associations registered as social landlords in England have the same core duties to keep homes in repair and fit for habitation. Awaab’s Law applies to these social landlords in the same way as it applies to councils.

- Use the association’s repair portal, app or published telephone number and keep a record of every report.
- If contractors attend but the problem returns, note the dates and what was done.
- Damp, mould, leaks, heating, electrics, pests and structural issues are common reasons tenants seek a review of their situation.
- If the association has a complaints process, use it and keep the outcome letters. In many cases you can also contact the Housing Ombudsman.
