If your council has not carried out repairs

If your landlord is a local authority, it has legal duties to keep your home in repair and fit to live in. Since 27 October 2025, Awaab’s Law also sets specific investigation and repair timeframes for emergency hazards and significant damp and mould in social homes in England.

  • Report problems through your council’s official repairs process and keep copies or reference numbers.
  • If a repair is ignored or repeatedly fails, a written timeline of reports and visits is often useful.
  • Serious hazards can also be raised with environmental health. Social tenants may use the complaints process and the Housing Ombudsman.
  • Keep copies of any complaints, including stage 1 and stage 2 responses, as these can form part of a later assessment of your situation.
